Do I need Building Regulation Approval to build an extension to my house?

Yes, unless the extension is a garage, carport, covered yard, porch or conservatory within the restrictions further described on this page.

Do I need Building Regulation Approval to convert my loft into a room?

Yes and due to the complex nature of the fire regulations you are strongly advised to discuss your loft conversion proposals directly with a Building Control Surveyor.

Do I need Building Regulation Approval to make internal alterations within my house?

Yes, if the alterations are structural such as removing or part removing a structural wall, floor or chimneybreast. Generally if the alterations involve the insertion of a beam or lintel or will affect the stability of the building, then a Building Regulation approval is required.

Do I need Building Regulation Approval to insert cavity wall insulation

Yes, but if you use an approved installer, they will generally submit an application on your behalf as a matter of course. Contact your local Energy Efficiency Advice centre on 0800 512 012 for a list of installers in your county. To apply your installer will send in a notice. There is no charge. 
 
 

Do I need Building Regulation Approval to replace the windows in my house?

Yes, but if you use a glazing firm that is registered with FENSA (Fenestration Self-Assessment Scheme), they will automatically advise the Council on your behalf that the installation is being carried out by an approved installer. If they are not FENSA registered, for domestic properties, you should submit a Building Notice application for which there is a fixed charge; for non-domestic properties, building regulation approval is always required.

No, provided its internal floor area is 30 m2 or less and it is built of substantially non-combustible materials.
 
 

Do I need Building Regulation Approval to construct a car port?

No, provided its floor area is 30m2 or less and it is open on at least two sides.
 
 

Do I need Building Regulation Approval to construct a porch?

No, provided the internal floor area is not more than 30 m2, the original house access door remains in place and any glazing is toughened or laminated.

Do I need Building Regulation Approval to construct a conservatory?

No, provided the floor area is 30m2 or less, its roof is of transparent material and its walls are of toughened safety glass. Any heating provided is controllable and the conservatory is separated from the existing house via external grade doors / windows
 
 

Do I need Building Regulation Approval to carry out repairs to my house?

Yes, The new Approved Document L1B means any changes to the thermal elements of a building will need consent such as removal of roof tiles, render, plaster off walls, new floor construction providing the area is more than 25% of that element.
Also the rewiring of or part rewiring of an electrical circuit will need to be undertaken by a registered competent person.

Do I need Building Regulation Approval to install or alter the position of a bath, W.C. etc.?

No, unless the work involves the provision of new below ground drainage and / or new, rather than replacement above ground level plumbing.
 
 

Do I need Building Regulation Approval to install or alter the position of a heating appliance?

Gas appliances yes, unless the works are carried out by a 'Gas Safe' registered fitter.
